Swedish house prices have started falling but some sectors still hold sort of


  market

For the second consecutive month, in May, Swedish house prices have been dropping especially the prices for flats but to some extent the price for normal houses seem to be holding on but also not rising for falling

Latest data from the Swedish real- estate brokers, known here as M�klarstatistik show that prices for condominium fell by 1 percent in the whole country in May. In central Stockholm and its immediate periphery, prices were stangnant as in Gothenburg and Malm�. In the centre of Gothenburg, the prices of condominiums were up by 1 percent while they decreased in the Greater Malm� by 3 percent.

Most real estate dealers are still up-beat and the fall in the prices is not worrying to them. They feel that the price changes are so small, despite the fact that so much has changed in the housing market.

Mortgage rates have gone up sharply, banks' stricter requirements to mortgage customers and their down payment when buying a house has increased since the mortgage ceiling was introduced last fall.

But analysts and people in the market feel that the Swedish house market is tough and it suggests that there are mature home buyers now in the market.

Malm� area was the only place where house prices rose in May, up 7 percent. In the country as a whole, house prices remained unchanged compared with April, while they fell by 1 percent in both Stockholm and Greater Gothenburg. In the case of what the condominium market is offering right now, it is extremely large.

For the national picture, the development seen for more than twelve months show an increase in the price of 5 percent for condominiums and plus or minus zero for normal houses according to analysts in the sector.
